What a Building Assessment Actually Includes
We'll Tell You What You Actually Need
Not sure if that HVAC issue is urgent or something you can plan for next quarter? We inspect your property and prioritize findings by severity – immediate attention, recommended repairs, and items to monitor – based on real conditions, not what generates the most work for us.
What We Assess
Our building assessments cover the systems and conditions that matter most to multifamily properties:
- HVAC & Mechanical – filters, air handlers, hot water heaters, return vents
- Fire & Life Safety – extinguishers, emergency lighting, exit signs, sprinkler access, code compliance
- Plumbing – floor drains, fixtures, leak evidence, water intrusion
- Building Cleanliness & Housekeeping – storage areas, hazardous materials, common spaces
- Exterior & Grounds – parking lots, lighting, trash enclosures, landscaping, signage
- Building Systems & Documentation – labeling, access, preventative maintenance status
How Our Assessment Process Works
1. Thorough Walkthrough & Documentation
We move through your building systematically, photographing and documenting conditions as we go. Nothing gets skipped, nothing gets assumed. You get an honest look at what's there.
2. Prioritized Assessment Report
Every finding gets a priority level – items needing immediate attention, items recommended within 30 days, and items in good shape. You see the full picture organized by building system, not buried in a wall of notes.
Your choice: Approve our recommended scope, adjust based on your budget and timeline, or use the report to coordinate your own team. The assessment is yours to act on however makes sense.
3. Complete Photo Documentation
Before photos, detailed notes, and specific recommendations for every item flagged. Your maintenance team, ownership, or property management company all gets the same clear picture.
4. Preventative Maintenance Recommendations
Beyond what needs fixing now, we identify recurring maintenance tasks that protect your building long-term – filter schedules, drain maintenance, lighting checks, seasonal items. We help you get ahead of issues before they become emergencies.
Why Property Managers Trust Our Assessments
We Prioritize Honestly. Some items need immediate attention. Some can wait 30 days. Some are fine. We tell you which is which – including when things are actually in good shape.
Documented and Shareable. Your report is organized, photographed, and formatted so you can share it with ownership, contractors, or your internal team. It's a working document, not a checklist that collects dust.
We Know These Buildings. Saturday Maintenance Services works inside Class B and C multifamily properties every day. We know what to look for, what's normal, and what actually needs to be addressed.
No Conflict of Interest. We're not trying to maximize a repair invoice. We're trying to give you an accurate picture so you can make good decisions. If something's fine, we'll tell you it's fine.
We Do the Follow-Through Too. Once you've got your assessment, we can handle the repairs, cleaning, preventative maintenance, and ongoing work order services – or not. The assessment stands on its own either way.
What Happens After the Assessment
Some clients use our report to coordinate their own team. Others hand it back to us and say go. Either works. If you want Saturday Maintenance Services to handle the follow-up work, we'll build a clear scope and timeline from the assessment findings. No re-explaining, no starting over – we already know your building.
