Get the Work Done – Without Managing Every Piece of It Yourself

Special projects are easy to start and hard to finish when you're also handling daily operations, tenants, and everything else on your plate. We step in as your on-site project manager – coordinating vendors, tracking progress, and making sure the work actually gets done to spec and on time.

One point of contact. Clear timelines. No dropped balls.

What Project Management Actually Covers

We'll Run It So You Don't Have To

Not sure how to coordinate a parking lot reseal while managing two other open items and a mechanical repair? We take the project off your plate – from initial scope through final walkthrough – so you can focus on running your property or business.

Types of Projects We Manage

We coordinate and oversee special projects that fall outside your day-to-day maintenance routine:

  • Capital Improvements – parking lots, roofing coordination, exterior work, major system replacements
  • Interior Renovations – common area updates, unit or office upgrades, flooring and paint at scale
  • Exterior & Grounds Projects – deck repairs, lighting upgrades, landscaping overhauls, signage
  • Compliance & Safety Projects – fire code corrections, hazardous material remediation, labeling and access improvements
  • Seasonal Projects – fall and spring cleanups, weatherization, exterior prep
  • Special Cleanouts & Resets – deep cleans, repairs, and space prep beyond routine maintenance
How Our Project Management Process Works

1. Scope Definition & Honest Assessment

We walk the project with you, define exactly what needs to happen, and help you understand what it will actually take – timeline, vendors, sequencing, and cost. No vague estimates, no scope creep surprises.

Your choice: Approve the scope and let us run it, or use our assessment to manage it yourself. Either way, you go in with clear eyes.

2. Vendor Coordination

We work with qualified contractors and vendors across the Twin Cities – and we coordinate their schedules, access, and deliverables so you're not chasing down three different companies. One call to us, not five calls to everyone else.

3. On-Site Oversight

We show up. We verify the work is being done right, catch issues before they become change orders, and keep the project moving. You get regular updates without having to be the one walking the site every day.

4. Documentation & Close-Out

When the project wraps, you get photos, a completed scope summary, and any relevant documentation – contractor receipts, warranty info, maintenance notes. A clean handoff so your records are complete.

Why Clients Bring Us In

One Point of Contact. Instead of managing five vendors yourself, you manage one relationship with us. We handle the rest.

We Know What Good Work Looks Like. Saturday Maintenance Services is in and out of properties every day. We know what contractors should be delivering, and we hold them to it.

Honest Scoping Up Front. We'd rather tell you a project is bigger than expected before it starts than deliver a surprise invoice when it's done. You know what you're getting into.

We Coordinate Around Your Operation. People are still working, living, or doing business in your space. We schedule work to minimize disruption, communicate clearly about access and timing, and keep things running while the project gets done.

We Can Handle the Work Too. If the project scope includes cleaning, painting, inspections, or preventative maintenance, our own crew handles those pieces directly – no subcontracting what we can do ourselves.

What Happens After the Project

A completed project is only useful if it's documented and maintained. We'll make sure you have everything you need to hand off to your team, ownership, or the next vendor who touches that system. And if ongoing preventative maintenance is part of the picture, we can build that into your regular SMS service schedule so the work you just invested in stays protected.
